If a complete stabilization was carried out, the foundation will no longer move. This is a permanent solution. If stabilization was only partial, there is always a risk that the foundation will continue to shift over time. Unfortunately, it is impossible to predict with certainty when or if this movement will occur.

Here are some signs that movement is still active:

  • New cracks or cracks that are widening.
  • Doors and windows that stick or no longer close properly.
  • Uneven or sinking floors.

It is also possible to take elevation readings of the building and monitor them over time to track changes in movement.

Yes. Most foundation and structural work require a permit, although some minor projects may be exempt. It’s always best to check with your municipality.

The application must generally be submitted by the property owner, unless the owner authorizes someone else to handle it. Want to simplify things? Bisson Expert can take care of all the permit application steps. Both the administrative fees and permit fees are then the client’s responsibility.

An occupancy permit may also be required for our vehicles and equipment, depending on the street where the work takes place. Bisson Expert handles this for you (and only when it’s truly necessary) to avoid unnecessary costs.

The first thing to look for is how the crack has changed over time. If the crack has been there for a long time and isn’t changing, it’s generally not related to active foundation movement.

If the crack is widening, appeared suddenly, or is accompanied by other symptoms (cracks in the masonry, doors or windows that stick, uneven floors, gaps between walls and the ceiling, etc.), it is most likely caused by foundation movement.

Our experts also rely on several other factors to confirm the diagnosis:

  • The type of soil in the area — clay soil is more prone to foundation movement, especially following a drought.
  • The history of work done in the neighborhood — if stabilization or realignment projects have already been carried out nearby on clay soil, it is highly likely that your property is also prone to this type of problem.
  • Climatic conditions and seasons — freeze-thaw cycles in winter, as well as periods of drought in summer, can intensify soil movement around the foundation.
