How do I know if my foundation has a pyrite problem ?

The presence of pyrite in backfill under a concrete slab or in the concrete produces sulfuric acid, a substance that causes the stone to shatter and the backfill to swell, usually visible due to:

  1. Cracks in the garage or basement foundation;
  2. Cracks and uplift of the garage or basement slab;
  3. Signs of white powdery deposits near the cracks.

The Long-Lasting Solution

A laboratory test shows whether the stone in the backfill has high swelling potential. If this is the case, the backfill must be excavated and replaced with DB-certified crushed stone (without swelling potential). The backfill must be removed.

Pyrite does not pose a direct health hazard. However, the cracks it causes in concrete slabs can lead to moisture and mold problems. Mold can then trigger allergies and respiratory issues.

IS PYRITE DANGEROUS FOR MY HOUSE?

When pyrite contaminates a concrete slab, it causes gradual but significant damage to the property. If the load-bearing elements of the house are weakened by the swelling caused by pyrite, the floors and interior finishes will then be damaged.

WHAT ARE SOME SIGNS THAT MIGHT INDICATE A PYRITE PROBLEM?

Some signs may indicate a pyrite problem, such as cracking or bulging in the concrete slab, doors that don’t close properly, moisture in the basement, or uneven floors.

HOW CAN I TELL IF THERE IS PYRITE IN MY CONCRETE SLAB?

There is only one way to detect pyrite contamination in a home: a recognized laboratory must analyze the backfill.

HOW CAN PYRITE BE PERMANENTLY REMOVED?

To permanently remove pyrite from a concrete slab, all contaminated backfill must be removed and replaced with DB-certified (non-expansive) backfill. This involves removing the existing slab and pouring a new one after the backfill has been replaced.
